Roof Deck

▪ Guest policy - Residents are limited to two (2) guests at any given time. All guests must be accompanied by a resident who is over eighteen (18) years of age. Residents are responsible for the behavior of their guests. Any gathering exceeding this limit is considered a party and must be approved by management in advance. *A fine will be assessed to your rental account if you violate this policy.

▪  Children under the age of eighteen (18) may not access unless accompanied by a responsible adult resident.

​​​

▪ Pets are prohibited from occupying the roof deck at any time. *A fine of $250 will be assessed to your rental account if you violate this policy.

​

▪ Please do not rearrange or move furniture. 

​

▪ Appropriate attire is required at all times.

​

​​▪ The grills are available on a first come first serve basis. For your convenience, grilling utensils are located in the cabinets below the grills. Please return them to their designated places after use. Please be mindful of your neighbors who may also want to use the grills and don’t monopolize this amenity.

▪ Smoking is strictly prohibited. *A fine of $250 will be assessed to your rental account if you violate this policy.

​​

▪ Any activity that creates disturbing noise or improper or unreasonable interference with the rights, comfort, or convenience of other residents is prohibited.

​

▪ Please use headphones when listening to personal music devices, such as phones, iPads, tablets, and radios.

​

▪ Cell phone usage should be minimized to ensure it does not disturb others who are using the area for quiet enjoyment.

​

▪ Any damages including but not limited to the plantings, planters, fixtures, equipment, furniture and furnishings, will result in fines and/or other penalties.

​

▪ Do not place any objects on the rooftop ledges or parapet walls. Sitting or hanging over the ledge is strictly prohibited. Do not throw any objects of any kind over the ledge.

​

▪ Ball playing, frisbee tossing, kite flying, skateboarding, scooters, kiddie pools, and other similar recreational activity is strictly prohibited. 

​

▪ Glass and glassware products are not permitted. You must use plastic, stainless steel, or paper products for containers, plates, drinkware, and service-ware. *A fine of $250 will be assessed to your rental account if you violate this policy.

​

▪ Refuse and garbage – All trash, food and beverage containers, refuse and wrappers must be properly bagged, contained and removed by all users upon leaving. There will be strictly no tolerance of littering or other improper disposal of waste or garbage. *A fine of $250 will be assessed to your rental account if you violate this policy.

​

▪ All applicable New York City and State laws, regulations, fire and administrative codes must be complied with at all times.

​​

​Guidelines and Regulations are subject to modification. The rights and privileges afforded to residents may be subject to immediate revocation by direction of management in their sole and absolute discretion. Management reserves the right to close, without prior notice, at its sole discretion. 

 

*Residents found violating any of these rules are subject to a formal Lease Violation Notice and any applicable  fines.
